- 6" concrete slab below home.
- Set crew to place home on foundation and finish inside and out.
- Crane to lift and place home on foundation.
- Sewer connection to public sewer. Billed by the Town of Eliot.
- Public water connection. Billed by the Kittery Water District.
- Electrical service and meter socket for CMP.
- Central air conditioning.
- Standard 24x24 two-car garage with window and 16x7 overhead door with 2 remote controls (some plans allow for 1-car garage.)
- 4" concrete reinforced floor in garage.
- Walkway from driveway to front door.
- Faux granite front step (choice of design.)
- Patio with paver materials (color selection.)
- Propane tanks set up, tied in to house and all appliances tested for operation.
- Complete landscaped lot, sod, shrubbery, tree or trees as per lot layout.

  The home and garage are owned by the Resident, all permanent improvements to the lot are owned by the community management and property taxes are computed accordingly
Resident Responsibility:
- Set up utility accounts: CMP, Verizon, Comcast or a company of your choice.
- Set up account with P. Gagnon/Davis Oil Company or a company of your choice.
- Set up account with Kittery Water District for billing of water/sewer.
- Notify Post Office of your new address.
- Finalize lease and pet registration.

HUD Code Manufactured Homes
These are homes built entirely in the factory under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). The Federal Manufactured Home Construction and Safety Standards (commonly known as the HUD Code) went into effect June 15, 1976. Manufactured homes may be single- or multi-section and are transported to the site and installed. The federal standards regulate manufactured housing design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality. The HUD Code also sets performance standards for the heating, plumbing, air conditioning, thermal and electrical systems. It is the only federally-regulated national building code. On-site additions, such as garages, decks and porches, often add to the attractiveness of manufactured homes and must be built to local, state or regional building codes.
